By the beginning of winter, the demand for rental housing on the popular tropical island has increased significantly. Tourists who want to spend a long vacation or just come for the New Year holidays are pulling up. As a result of the hype – a shortage of offers and rising prices – all according to the laws of the market. According to tourists, it is difficult to find acceptable options even with the conclusion of an annual contract.
In social networks, villas offered for rent in the second decade of November are presented in a wide price range. The properties are located in different locations, including Patong, Kata, and Kamala.
In particular, renting a villa in the Bang Tao area is estimated at 650,000 baht per month. For this money, they offer three bedrooms with bathrooms, a living room, an equipped kitchen, and a swimming pool. The object is available immediately.
A villa of similar characteristics, but with four bedrooms, can be rented monthly for 250 thousand baht, and with a contract for a year – at the rate of 150 thousand baht per month. The declared additional costs for water and electricity will be almost imperceptible at these prices.
Near Nai Harn beach, a three-bedroom villa is rented for 85,000 baht per month for the whole year at once with settlement after the New Year holidays. In the same place, from the end of November, a two-bedroom villa is available for 90,000 baht when renting for at least 3 months.
Summer deals on villas were indeed cheaper. In particular, in June, in the Layan area, a three-bedroom facility could be rented with a monthly payment of 50,000 baht when concluding a contract for a year. In the description – you need everything for a comfortable life, including cleaning the pool and garden.
A wide range of rental prices among apartments. As of the end of November, one-bedroom properties can be rented for either 18,000 baht or 140,000 baht per month, depending on location and terms of hire. The same is true for apartments with two bedrooms. For example, in the Kata area, there are offers for contracts from 3 months – for 28-80 thousand baht per month.
When concluding a lease agreement, as a rule, a deposit is determined in the amount of 50-200% of the monthly cost, as well as conditions for the consumption of water, electricity, and additional services.
