After the tragic earthquakes that hit Turkey the day before, tourists are mainly considering unaffected Istanbul and resort locations for buying housing. In safe, according to seismologists, cities, real estate prices are not expected to decrease. Real estate agents in Turkey told the DIP correspondent about this.
Real estate expert Christina Karpacz predicts a shift in demand for safer and more modern housing.
“I believe that after the earthquakes it will be more difficult to buy new housing that can withstand large earthquakes. Demand for unsafe “secondhand” will drop sharply. In general, it should be noted that in recent years Turkey has seen an increase in apartment prices due to serious inflation. growth will continue, then in Istanbul and resort locations, the value of the real estate will at least remain at the current level,” she said.
Anastasia Denisova, the founder of the Well Homes Gayrimenkul real estate agency in Mersin, believes that almost nothing has changed in the real estate market today and is unlikely to change, even against the backdrop of tragic events.
“Here in our city, and in general throughout Turkey, houses have been built for a long time using technology that allows houses to withstand earthquakes of up to 8 points. The law has been in force in the country since 1999. Therefore, as far as prices are concerned, almost nothing has changed in the real estate market. But, of course, in recent days, demand has subsided a bit,” she says.
According to expert forecasts, the fall in demand for real estate is a matter of time. In a month or two the situation will stabilize.
“Turkey has already gone through a lot, there was a lull for a month, and then everything was always restored,” Anastasia Denisova added.
In turn, a real estate specialist in Turkey Aigerim Adilbolatkyzy noted that real estate prices in the country rose long before the tragedy. And this was influenced by several factors: prices for building materials, inflation, and so on.
“The tragedy that happened, in my opinion, will not affect anything. Therefore, I believe that there will be no decline in prices,” the expert says.
According to Adilbolatkyzy, now buyers have begun to move towards Alanya, which, according to the expert, may affect the rise in prices in this area.
“Now forecasts from scientists have begun to appear, where they say that the Antalya coast is safer. This information has begun to be vigorously discussed, especially by construction and real estate companies, and is already being used for marketing. Previously, the demand was for Bodrum, Istanbul, and other cities. Now interest is growing in the direction of Antalya/Alanya, and the prices there will not become lower,” added Aigerim Adilbolatkyzy.
