With apartment rental prices rising in Turkey Antalya and some areas being closed to foreigners, the occupancy of aparthotels in the popular Konyaalti district has reached 100%. The high demand for renting and buying housing from Russian emigrants increased sharply after the announcement of the mobilization draft of men in the Russian Federation. In this regard, offers for renting affordable apartments have run out, apart-hotels are also full, and many have long lease terms.
Several apart-hotels recorded an increase in bookings up to six months after the announcement of mobilization in Russia, the Turkish publication NTV Para clarified. The bulk of the arrivals is Ukrainians and Russians who come to the coastal province for the long term.
Russians who arrived in Turkey in the “first wave”, that is, immediately after February 24, and wished to obtain a residence permit, either rented housing for a long time or bought it. However, along with the demand, the prices also increased, every day making it more difficult to find apartments for both newcomers and Turkish citizens themselves. According to the publication, disputes between the landlord and the tenant also escalated because the prices reached exorbitant values.
Among the 1,169 districts previously closed by the Immigration Office to foreigners in 58 provinces, 10 districts are located directly in Antalya, where Russians mainly go. We are talking about the Khurma, Sarisa, and Liman micro districts in the Konyaalta region, where traditionally there have always been many Russians, but now they have increased. Because of this, the Turkish authorities decided to close the issuance of residence permits for foreigners in these areas to “reduce the degree” of demand for real estate. However, the Russians did not stop and rushed into the hotel.
Apartment hotels were the first to be dismantled. They are in great demand because of the price and the home concept. Usually, such tourist facilities close the season in October, but due to the influx of emigrant tourists, it was decided to extend the season. As a result, some apartment hotels in the area reached 100 percent occupancy, with tourists booking rooms until the end of the current year. After the recent announcement of mobilization in Russia, the reservation period in apart-hotels has increased to 6 months.
According to Muhammet Inci, who manages an apart-hotel in Konyaalti, the hotels were already fully booked until the end of the year. “In previous years, as of October 1, demand always decreased and most hotels closed the season. But due to the events taking place in the world and Russia’s announcement of mobilization, many of our arms were extended. Some of our guests have extended their reservations for 3 months, and some for 6 months,” he said.
